The Social Housing Program (SHP) bonds objective is re-housing up to 2,000 families in the Chicago area. The bond issuer acquires distressed property, typically 2-4 unit multi dwelling houses in both West and South Chicago. After a comprehensive refurbishment process they LET these properties to U.S. families under the Housing Choice Voucher Program,
formerly known as Section 8. This allows the company
to achieve high rental yields that are paid and
underwritten by the U.S. Government.
Property investors will no doubt be aware that very
high rentals can be achieved with multi family dwellings
and it is not unusual for well managed properties to
return in excess of 20% to investors. By focusing on this
niche market in Chicago and taking advantage of
assured rentals coming in via the social housing
program this bond can certainly deliver the returns.

These Bonds have captured the imagination of short term cash investors and demand is very high with a limited bond issue. UK SIPP investors in particular may appreciate this product as it can be a Sterling investment and the returns would then also be payable in Sterling.
